How To Compare Design Data In "Market Data"

Market Data normally charts unit cost. Switch it to "Design" and the same charts plot a design field instead — lot size, construction duration, parking stalls — so you can see whether a project is designed like the rest of the market, not only priced like it.

Below the charts, the "Design Benchmarks" table lines up every market design field for the sector at once.

To compare design data in Market Data follow these steps.

Select "Market" from the left hand navigation and choose the sector at the top of the page. For example, "Hospital".

Press the "Cost" button after the sector in the page title and select "Design". The button now reads "Design".

The charts now plot the design field shown in the dropdown near the upper left corner. The cost basis, the "PER" dropdown and the "Escalated" toggle are gone, because they only apply to cost.

Above the charts, Zebel shows the "Market Median", the "Market Range (P25 - P75)" — the middle half of the market — and your "Company Median" for that field. The chart titles follow the field, for example "Lot Size (Gross Acre) Trend Over Time".

Press the design field dropdown to chart a different field. Type in "Search..." to narrow the list, then select the field.

Scroll below the charts to the "Design Benchmarks" table. It lists every design field that has data, with its "Market Count", the market's P25, median and P75, and your "Company Median". A field with too few market projects shows "Not enough market data" instead. Press "Design Field" or "Market Count" to sort by that column.

Press any row in the table to chart that field. The design field dropdown and the charts above switch to it.

To see where one project sits, open an estimate or a historical project record and select its "Market" tab, then switch it to "Design" the same way. A "Current Record" box shows the record's own value and its percentile of the market, and the record is marked green on the charts.

On a record, the "Design Benchmarks" table adds two columns: "This Record" and "Within Market". The bar in "Within Market" shows the record's value against the middle half of the market, with its percentile beside it. A record with no value for a field shows "Not set".

Please note that the filters work the same way in Design as they do in Cost, and they apply to the charts and the table together. Market figures need at least 5 projects from other companies; below that, Zebel shows your company data on its own. Press "Design" in the page title and select "Cost" to go back to unit cost.
